Who do you work with?
I work with letting agents operating in Wales. That includes new lettings businesses, independent agencies, small teams, and more established firms who want to be confident they’re compliant and properly prepared for audits or licence renewals.
I also support landlords who need clarity around their responsibilities under Welsh legislation.
Do you work with sales agents or agents based in England?
No. My work is focused entirely on lettings in Wales.
Welsh legislation is very different to England, and Rent Smart Wales has its own requirements, processes and expectations. Everything I do is built specifically around the Welsh system.
I’m just starting out in lettings. Is this still relevant?
Yes — and it’s often the best time to get support.
Starting with the right compliance structure and processes in place makes life much easier later on. I’ll help you understand what’s required, what evidence you need, and how to set things up properly from day one, rather than having to fix problems down the line
What do you actually help with?
In simple terms, I help you feel confident that your lettings business in Wales is compliant, organised, and under control.
That includes Rent Smart Wales audit preparation, licence applications and renewals, understanding and applying the Renting Homes (Wales) Act, and tightening the systems and processes you use day to day. The aim is to remove uncertainty and reduce the risk of things being missed.
Will you review my current compliance position?
Yes. That’s a really important part of the work.
Whether you’re in group coaching or one-to-one support, we’ll look at where you are now, identify any gaps, and focus on what actually needs attention — without overcomplicating things.
Can you help me prepare for a Rent Smart Wales audit?
Absolutely. Audit preparation is a core part of what I do.
I’ll help you understand what Rent Smart Wales are looking for, how to evidence compliance properly, and how to go into an audit feeling prepared rather than anxious.
I’m already very busy. How much time will this take?
The aim is to save you time, not add more to your plate.
Support is structured and practical, so you always know what to focus on next instead of trying to do everything at once. Most clients find things feel lighter once systems are clearer and compliance is under control.
Do you provide templates or resources?
Yes. You’ll have access to practical templates, checklists and guidance that are designed specifically for Welsh lettings. These are tools you can actually use, not documents that just sit in a folder.
How is one-to-one support priced?
One-to-one consulting is offered on a monthly retainer of £750 plus VAT.
This gives you ongoing access to support, regular sessions, and help as your business or legislation changes, without having to keep booking ad-hoc advice.
Is there a minimum commitment?
Yes. Support is usually structured over a minimum period so there’s enough time to properly implement changes and embed better systems. We’ll always be clear about this before you start.
What if I’m not sure which option is right for me?
That’s exactly what the initial conversation is for.
We’ll talk through where you are now, what you’re worried about, and what support would actually help. If I’m not the right person for you, I’ll be honest about that.
