What types of estate agents do you work with?

I primarily work with self-employed estate agents, personal agents, independent business owners and ambitious agents who are looking to grow.

You might be relatively new to self-employment and trying to get your business off the ground, or already established but feel you’ve reached a point where you need some outside perspective, structure and accountability to reach the next level.

The important thing is that you’re ambitious, open to being challenged and prepared to take action.

Do I need to already be self-employed?

No.

If you’re currently employed but seriously considering becoming self-employed, coaching can help you understand what building your own estate agency actually involves and prepare properly for the transition.

Having made that journey myself, I understand the difference between being a successful employed estate agent and suddenly becoming responsible for generating your own business, building your reputation and creating something of your own.


What can you help me with?

What makes your coaching different?

I’m not coaching from a textbook. I still run my own independent estate agency and deal with the same realities that other self-employed agents face.

I’ve had to build my own reputation, generate my own opportunities, win instructions, look after clients and create a business that works around my life and family.

My coaching also places a big emphasis on understanding people. Better questions, better listening and better communication can completely change the outcome of a market appraisal, client conversation or difficult situation.

I don’t want to turn you into somebody else. I want to help you become a better version of the estate agent and business owner you already are.


Will you give me scripts to follow?

Where a framework or example is useful, absolutely. But I don’t believe great estate agency comes from memorising somebody else’s script.

Clients are different. Situations are different. And great communicators know how to recognise that and adapt.

We’ll work on understanding why certain questions and approaches work so that you can become more confident in real conversations rather than feeling dependent on a script.

What results can I realistically expect?

The goal is ultimately to help you build a stronger and more profitable estate agency.

Depending on where you’re starting from, that could mean generating more opportunities, winning more instructions, improving conversion, becoming more confident around fees, delivering a better client experience or simply having far more clarity and control over your business.

Your results will always depend on what you implement between sessions. Coaching can give you the strategy, perspective and accountability – but you still need to take action.


How quickly should I expect to see improvements?

Some changes can happen surprisingly quickly.

A different question on a market appraisal, a better follow-up process or changing how you handle a particular conversation can have an immediate impact.

Building a consistently successful business takes longer, which is why our coaching is designed as a partnership rather than a one-off training session.

The objective is sustainable improvement, not a short burst of motivation that disappears two weeks later.

I’m already really busy. Will I have time for coaching?

Being busy doesn’t always mean the business is moving forward.

One of the benefits of coaching is having dedicated time to step outside the day-to-day running of your agency and look objectively at what’s happening.

We’ll help you identify what genuinely deserves your attention, what could be done differently and where your time will have the greatest impact.

The aim isn’t to give you another enormous to-do list. It’s to help you focus on the right things.


Is the coaching one-to-one or in a group?

We offer both.

One-to-one coaching gives you personalised support focused specifically on you and your business, with regular sessions, clear actions and accountability.

Group coaching gives you the opportunity to grow alongside other ambitious estate agents, learn from the challenges and successes of others and benefit from practical training and discussion within the group.

We can help you decide which option is the best fit for you.

Will this work in my area? My market is very competitive.

Every market has competition.

The answer isn’t necessarily to work longer hours, charge less or try to shout louder than everybody else.

We’ll look at what makes you different, how you communicate that value and how you can give sellers a compelling reason to choose you.

The strategy may differ depending on your area, competition and business model, which is exactly why we don’t believe in a one-size-fits-all approach.
